Aerial photography has become standard for mid-to-upper tier real estate listings. The question is no longer whether to include it — it's how to choose the right package for your property and marketing goals.

The data is clear: listings with aerial photography sell faster and for more money than comparable listings without it. A 2025 study found that listings with drone photography sold an average of 68% faster than those relying on ground photography alone. At the $1M+ price point in California markets, aerial photography isn't a differentiator anymore — it's a baseline expectation.

Matching the Package to the Property

Entry-Level Listings ($500K–$1.5M)

For most homes in this range, a basic aerial package — 10 to 15 edited photos showing the property, lot, neighborhood, and context — is appropriate and cost-effective. The goal is to provide the aerial context that buyers expect without over-investing relative to the listing price.

Mid-Market Listings ($1.5M–$3M)

This tier benefits from a more comprehensive approach: 20+ photos including dedicated neighborhood and location context shots, plus a short aerial video clip for the listing and social media. Properties in this range increasingly compete for buyers who are viewing dozens of listings — standing out visually matters.

Luxury Listings ($3M+)

At this level, aerial photography is the foundation of a complete visual marketing strategy. A full package includes extensive photo coverage, a cinematic property film, twilight aerials, and content specifically formatted for luxury listing platforms, social media, and international buyer channels. The investment should be proportional to the commission.

Key Questions to Ask Your Drone Operator

Are you FAA Part 107 certified?

The only legal way to conduct commercial drone photography. If they hesitate or say they don't need it, that's your answer.

Do you handle airspace authorization?

Bay Area and Southern California properties frequently require LAANC authorization due to proximity to airports. Your operator should handle this as a matter of course, not as an additional service.

What's included in post-production?

Editing, color grading, and file formatting for MLS, social media, and print should all be included. Ask specifically — "raw delivery" operators exist and their output typically looks like it.

What are the usage rights?

You need full unlimited rights for your listing, marketing, and social media use. Make sure this is explicit in what you're purchasing.

Aerial Photography vs. Aerial Video: Do You Need Both?

For most listings under $2M, high-quality aerial photography delivers the majority of the value. Video adds engagement and social media performance but requires meaningful additional production time to do well. For listings above $2M, a combined photo and video approach is increasingly standard and worth the investment. For luxury listings, video is essential.

Timing Your Aerial Shoot

Schedule aerial photography as early in the listing process as possible — ideally the same day as your interior photography shoot. Early morning delivers the best light and usually clearest air for Bay Area properties where marine layer can affect afternoon visibility. Avoid rainy days (obviously) and the day after heavy rain when ground saturation can make landscaping look its worst.
